4. Enforcement

Unfortunately, more often than not, obtaining a court order is not the end of the matter.

If a tenant is unwilling to leave the property despite an order from the court, the only options available to a landlord is to instruct the Bailiffs or High Court Enforcement Officers.

Bailiffs work for the County Court and offer a relatively inexpensive and quick service when evicting tenants who have outstayed their welcome.

On the other hand, High Court Enforcement Officers are more expensive but also tend to have a very high success rates and more powers to evict tenants that are likely to be uncooperative.
