Finally, there is an obligation on all Landlords to ensure that they provide their Tenants with certain information relating to the Property before the tenancy begins. This information includes:

• The Gas Safety Certificate,
• The Energy Performance Certificate (EPC); and
• The “How to Rent” Guide (published by the Government and accessible at https://www.gov.uk/government/publications/how-to-rent)
